Invision is the sponsor and co-investor on every project it brings to capital partners. Bennet Sebastian invests his own capital in each deal. That alignment is not a marketing point — it is a structural feature of how we operate.

We do not source deals for others to underwrite. We underwrite every project ourselves, structure the terms, and then bring in partners whose interests are aligned with ours from day one.

We are not a fund. Each project is structured individually, with its own underwriting, its own capital stack, and its own timeline. Partners know exactly what they are participating in before any capital moves.

Underwriting

The numbers come first.

Every project begins with a full underwriting: site cost, hard construction cost, soft costs, financing, and projected stabilized value. We do not present a project until that work is complete and the assumptions have been stress-tested.

We walk partners through the underwriting directly — not a summary deck, but the actual assumptions. If a number is uncertain, we say so and explain how we have accounted for it.

Contractor advantage

We price hard costs ourselves.

Invision holds a Florida Certified General Contractor license. Bennet Sebastian prices hard costs directly from subcontractor bids rather than accepting a general contractor's number. That means the construction cost in our underwriting is a real number, not a placeholder.

It also means we manage construction ourselves on our own projects. The person who priced the building is the person responsible for delivering it on budget. That accountability does not exist when a sponsor hires out construction management to a third party.

Ground-up medical and dental office

Purpose-built facilities for medical, dental, and veterinary practices. Single-tenant and small multi-tenant. Developed on owned sites or under long-term ground lease.

Speculative medical office

New product delivered into submarkets with demonstrated demand and constrained supply. Leased to medical and professional tenants at stabilization.

Value-add acquisition and repositioning

Underperforming office and retail properties acquired and repositioned for medical and professional use through capital improvements and active lease-up.
