Invision Development was founded by Bennet Sebastian, a licensed general contractor (CGC), Certified Commercial Investment Member (CCIM), and MBA with three decades in commercial real estate and construction.
Bennet began as an owner's representative for Mayo Clinic Jacksonville, managing interior buildouts and ground-up construction for a client with no tolerance for surprises. The next twenty-five years were spent collecting the rest of the seats at the table. Nearly a decade as a commercial tenant rep broker, representing healthcare practices in site selection and lease negotiation. Years as a licensed general contractor, building ground-up and tenant improvement projects and running the subcontractors who execute them. And as a developer, underwriting deals, raising equity, and carrying the risk himself.
Invision is what happens when those roles stop being separate.
Why it matters
Where projects break, and why.
Most development projects fail at the seams. The broker finds a site the builder can't build economically. The architect designs a program the budget won't carry. The contractor prices the drawings and the deal no longer pencils — eighteen months after someone first said the site looked good.
Every one of those failures is a handoff between people optimizing for different outcomes.
Invision doesn't hand off. We underwrite the deal, select the site, manage the design, and build the building. When we tell a practice owner what their facility will cost, that number comes from someone who has actually bought the concrete. When we show an investor a pro forma, the hard costs were priced by the person responsible for delivering them.
How we work
Principal capital, honest numbers.
We put our own capital into the projects we sponsor. We'd rather walk away from a site than force a deal that doesn't underwrite. And we say what a project will cost before anyone falls in love with a rendering.
Invision develops across Central Florida — Orange, Seminole, Osceola, Lake, Volusia, and Brevard counties — with a focus on medical, dental, veterinary, and professional office.
