Invision Development operates across three approaches: speculative development, value-add and redevelopment, and user-driven development. Each starts with the same discipline: underwrite before you commit.

What we do

Speculative development

We acquire well-located sites in growth corridors and bring new product to submarkets with real demand and constrained supply. Sometimes that means delivering pad-ready sites; sometimes it means building on spec.

Value-add and redevelopment

We acquire underperforming buildings and create value through capital improvements, repositioning, and lease-up, with a focus on office and retail properties suited to conversion for medical and dental use.

User-driven development

We partner with medical, dental, and veterinary practices to deliver a purpose-built facility. Some clients buy the building at completion; others prefer to lease it long-term and keep their capital in the practice. Both work.

Program and underwriting

We run site cost, construction cost, financing, and projected value before any land goes under contract.

Site selection

We identify and evaluate sites, negotiate the purchase contract, and manage due diligence.

Design and permitting

We engage the design team, manage permitting, and keep the program aligned with the budget.

Construction

We build it. Invision holds a Florida certified general contractor license and Bennet Sebastian self-performs construction management on its own projects, which means the person who priced the building is the person responsible for delivering it.

Delivery

Occupancy of a facility built to your clinical program.
